Privacy notice

MortgageExplained, operated by Muswell Rose Consulting Limited, collects only the details you choose to submit in an enquiry and uses them to read and reply to it. We do not currently pass enquiries on to a mortgage broker or any other firm. We do not sell your data. You can ask us to delete it at any time by emailing [email protected].

What we collect

When you submit an enquiry we collect the information you enter: typically your name, email, optional phone number, your broad situation and any message. We do not require an account and there is no email gate to read the guides.

How we use it

We use your details to read and respond to your enquiry. We do not currently share your enquiry with a mortgage broker or any other firm for their own use, and we do not sell your data to third parties. If that changes, we will say so on the enquiry form and in this notice before it applies to you. Data you type into an embedded third-party tool, such as the Propillo tools, is collected by that provider under its own privacy policy.

International transfers

Some of our processors (for example Cloudflare, Google and, depending on region, our database and email providers) may process personal data outside the UK and European Economic Area. Where they do, we rely on an adequacy decision or on the UK International Data Transfer Agreement, or EU Standard Contractual Clauses with the UK Addendum, together with appropriate technical safeguards, so your data receives an equivalent level of protection.

Cookies and analytics

We count how many times each page is viewed, without cookies. We record the page address, the date and whether the visit was on a phone or a computer. We do not record your IP address or anything that identifies you, and we do not link it to any enquiry. We use the counts to see which pages are read.

We use Google Analytics (GA4) and Microsoft Clarity to understand how the site is used. A banner asks for your choice: they only set cookies if you choose Accept analytics, and the Clarity script does not load until you do. If you reject, GA4 still receives limited cookieless signals that Google uses to model totals. You can change your choice at any time with Cookie settings in the footer. We do not use this data for ad targeting. Full detail, including what is stored on your device, is in the cookie policy.

Your rights

We are registered with the Information Commissioner's Office (ICO), registration number ZC186833. You can ask us what we hold, ask us to correct it, or ask us to delete it. Email [email protected].
